Century 21 Higher Standards™ Sales Representatives Know Communities

Your Local Real Estate Expert

Century 21 sales representatives live and work in the communities of buyers and sellers they represent. As a result, sales representatives know area market conditions, including price and availability and have access to current financing and mortgage rates to help ease the stress associated with buying or selling a home.

Century 21extensive training program also means sales representatives understand the legal complexities associated with a home purchase or sale, including titles, taxes, surveys as well as negotiable parts of a contract — all to help clients secure the best possible terms.

The Power of MLS®

Century 21 sales representatives have access to Multiple Listing Services (MLS), an electronic database which offers a host of information on a property, including detailed property features, real estate taxes, and the recent sale prices of homes — tools that can help determine the true value of a home. MLS® information is updated constantly; sales representatives have access to homes the minute they become listed in the system.

As your search begins, your Century 21 Sales Representative will want to know the answers to these questions:

Where have you selected to live?

What style of home do you wish to buy — Detached, Townhouse, Condo, etc.?

How much mortgage have you been pre-approved for?

Are there any special features or requirements you need in your home?

Based on your answers they will begin showing you house on the market that match those criteria. How quickly you discover the home your dreams will vary greatly, you could find it when you view that first home or you might look at a number of homes with none of them catching your interest. Rest assured, the home you’re looking for is out there, and when you find it, you’ll be ready to make an offer.

Your Century 21 Sales Representative will provide expert advice on how to prepare your offer but ultimately it’s your offer and all the decisions are yours.

Your Century 21 Sales Representative will arrange to have your offer presented to the Seller through the listing agent and advise you if they accept, reject or counter your offer and provide you with good advice you will need to proceed.

If your offer is accepted, the next steps are closing and moving into your new home once all conditions are met. If your offer is rejected and another offer was accepted, then it’s time to continue your search. If you offer is countered, you can accept their counter offer, reject it, or make a counter proposal of your own. Your sales representative will guide through each of these scenarios.

Once your offer has been accepted, your HomeLife™ Sales Representative, will monitor the progression of your offer, ensuring that all conditions are met on time and ensuring things progress properly until closing.

Our Brokers/Agents are licensed professionals and deal exclusively with home financing. • We provide you with access to special deals and add-ons. • We have access to traditional financing, ‘B’ lending or private financing where required. • No additional costs to you. • We provide you with ongoing support and consultation.
Steps to Obtaining a Mortgage
Step 1  Work with your Local Mortgage Broker  complete a pre-qualification appliacation.  Obtaining a pre-qualification will allow you to be the most prepared for your home buying experience.

Step 2   Home search Once you receive your pre-approved mortgage amount, work with a Real Estate Agent to find the best home for you within your budgeted price range.

Step 3   Make an offer     When you find the home you are interested in, your Real Estate Agent will provide you with the expertise and information you need to make the right offer and protect you from any potential risks or concerns through this process.  Together with your Real Estate Agent you will determine the best conditions to include in the offer; we highly recommend that this includes a financing condition; your Real Estate Agent will likely recommend additional conditions such as a home inspection and other items depending on the property itself.  At this point you will likely be asked to provide a deposit with your accepted offer.

Step 4   Get approved for your mortgage  Once you and the vendor have come to a conditional agreement, you will likely have a certain number of days to waive a financing condition.  For an approval we will require a copy of the accepted offer as well as the MLS listing of the property. While you are already pre-approved, it is important that you get a committed approval from a lender to ensure that both YOU and the PROPERTY are approved for financing.  This process may require an appraisal to be completed on the property, your Mortgage Agent will inform you of this based on the approval.

Step 5  Waive your conditions to make the offer a “firm offer” After you have satisfied all of your conditions including the financing condition, you will work with your Real Estate Agent to determine if you are going to waive your conditions and finalize the sale. Step 6 Sign your mortgage documents Depending on the length of time of your financing condition, you may sign the mortgage documents before or after you waive your conditions.  This is something you will discuss with your Mortgage Broker during the approval process.

When purchasing your new home you should have a Professional Home Inspection to prevent any unwanted surprises or expensive repairs.  Roger Frost is a Certified Building Code Official with the Ontario Building Officials Association.  Roger is also a Certfied Master Inspector with over 8,000 inspections performed.   Free Thermal Imaging included with every home inspection.  A 100% Money Back Guarantee, which is good for 30 days after you move into your new home.
Why You Need a Home Inspection
Buying a home is one of the largest investments you will ever make. It can be a complicated and stressful process. A home inspection by Napoleon Home Inspections will help you with this big decision by:  1. identifying any safety or health issues.  2. identifying components of the house that need maintenance, repair, or replacement.  3. providing you with a detailed report which delivers an accurate evaluation of the property’s condition. We are the Only Home Inspection Company in Simcoe County to offer a 100% Money Back Guarantee that is good for 30 days after you move in.
What is Thermal Imaging and How Does it Work? Thermal imaging is the use of a thermal camera to capture images which show differences in surface temperatures. These differences are shown by different colours on a colour scale. Any small differences in temperature can be the indication of moisture. It’s a good idea to check areas such as walls or ceilings near plumbing fixtures and areas around appliances. If a difference is detected, it can be measured with a moisture meter to see if there is moisture present. Thermal imaging is not an invasive test, and does not allow you to see through walls. Since it only detects differences in temperature, it isn’t detecting moisture directly—which is why it’s necessary to further investigate differences with a moisture meter. Also, it is not useful for measuring insulation problems because the indoor and outdoor temperatures may be very similar. For example, if the temperature indoors and outdoors is 70oF, it will not pick up any insulation problems because there is no temperature difference.
