Buying a home is one of the largest purchases you’ll ever make and you need a dedicated real estate team to ensure that you understand the different steps and aspects of your purchase.

Plan your Purchase before you shop

Establish your goals and limitations before you begin your search. Start by visiting your bank and finding out your financial limits. Then sit down and making a list of your non-negotiables, cost plans, and requirements like location, square footage, and outside space. Take some time to consider which of these are deal breakers, and which you could live without. Knowing your nice-to-haves and must-haves can help simplify decisions down the road.

When it comes to your home, you want to have a clear goal in mind. Create space for everyone involved in the initial planning process to share thoughts. If you have a partner or kids, consider allowing everyone to make their own lists and compare notes in a family meeting. This gives everyone a chance to contribute and will typically end up with a plan that everyone feels a part of.

Some important items to look at and ask questions about are:

  • Property Maintenance.  Look for cracked or missing paint finish.  Has driveway been sealed. Are there dents in the garage doors.  How are the shingles and flashings.  What condition is any wood decks in?
  • Neighbourhood.  Check location of schools, shopping, access to work, any trains going by that might disturb you.  Check local crime rate statistics.
  • Quick Fixes.  Look for signs of new paint. (check wood surfaces to see if wood filler has been used.  Check flooring under mats or carpets.
  • Building permits.  Ensure all decks, outbuildings and basement renovations have been done with proper permits.
  • If buying an older home.  Check for asbestos siding, insulation on heating ducts or old floor tiles. (9 inch tiles typically asbestos) Aluminum wiring, knob and tube and galvanized plumbing.
  • Electrical.  Check for missing electrical cover plates, loose wires on walls or ceilings. These could indicate electrical work was done without permit or inspection.
  • Look in Garage.  Typically the condition of garage is a good indicator as to the condition of the rest of the home.  If it is as neat as a pin chances are that home is a keeper.
