CFIRP DIRECTIVE 8.1.05 LOTS AND LOT SIZE
Many of our Ottawa Military Relocation Clients are interested in properties in rural areas. Estate type lots can provide the desired privacy and space to fully enjoy their home. It is important to note the CFIRP directive on lot sizes if you are considering buying this type of property. Brookfield may not cover a portion of your land transfer tax if the house is over 1.25 acres. ( there are exceptions )
CFIRP Directive 8.1.05 Lots and lot size, Requirements
The reimbursement of expenses is limited to a lot size of:
• 1.25 acres (½ hectare); or
• up to four acres (2.47 hectares) where required by zoning laws and city bylaws.
If additional land is sold or purchased, CF members are entitled to reimbursement only for that portion of costs which would have been reimbursed within the above limitations.
If there is a zoning bylaw for your area that requires this larger lot size in order to purchase in this area, then you can submit proof of this and resubmit the claim.
If not, the requirement is that you supply 3 comparables of properties in the area at 1.25 acres or less. If this is not possible, as you note, you will need to have an appraisal done of your own property at 1.25 acres to show that the additional acreage adds no extra value. Despite the letter provided, it will need to be an appraiser and not a realtor who provides this information. If the appraisal shows no additional value, the claim can be processed as submitted. If there is additional value, the reimbursement will be capped at the value of 1.25 acres.

BGRS can offer our services once official authorization from your employer has been received. Answers
to specific questions regarding benefits and entitlements are based on the information contained
in that authorization. Until such time, we invite you to review the information contained in this website,
particularly, the CFIRP Directive as well as the Welcome Booklet.
On receipt of your posting message, proceed to www.irp-pri.com and pre-register, keeping in mind it may
take up to 5 days for your employer to download your file to BGRS.
You will need a computer with an internet connection and a copy of your posting message to pre-register
at www.irp-pri.com. The system will request that you fill in the information according to your posting
message, entering your last name and service number (with no spaces) identical to the data on the
posting message.
Once your file has been authorized by your employer the system will match the information from your employer with your pre-registration and send your password and User ID via email. You will then be able to complete the registration process.
Please note that it may take up to five (5) business days to authorize your file after receipt of your posting message.
Once you‟ve received your User ID and password, complete the registration process by filling in the information required on your secure website, accessible at www.irp-pri.com. On successful registration, a confirmation email will be sent to you and will contain a list of required documents that need to be
provided to BGRS prior to your 1st Planning Session.
On successful registration, a BGRS Advisor will be assigned and contact you within two (2) business days to discuss your relocation intentions and book your 1st Planning Session.
Participating Third Party Service Providers (TPSP) are suppliers who provide specialized services in accordance with the CFIRP program. TPSP‟s are real estate appraisers, home inspectors, rental search
agents, realtors and lawyers/notaries.
